Information We Need

We will need you to provide all the relevant documents listed below. This can be done at our office branch or by email to: [email protected]. Having these ready in advance prior to any viewings will ensure that you can move swiftly on a property, avoiding disappointment.

All applicants and guarantors must give:

  • Photographic Identification (Passport/ Driving license)
  • Proof of current address (Utility or council tax bill, bank statement, rental contract)

Those overseas are required to provide a copy of their Visa(s) as confirmation that you are eligible to live, work or study in the UK.

All applicants are required to complete an application form. Prior to completing the application form, you must meet the affordability criteria lower down. Click here to download our residential application form.

We may do a credit check on applicants and/or guarantors. Please inform us prior to the credit check of any CCJs, bankruptcy or insolvency orders you have. If you do not disclose adverse credit history prior to your application submission, it could result in your application being declined and the loss of your retainer payment.

We require confirmation of employment and that your income whether individually or combined meets at least 2.5 the rent per month. The reference needs to come from your next line manager and should confirm the following:
• Job title
• Contract type (full time/part time/permanent/temporary/zero hours)
• Basic annual salary
• Annual commission / salary bonus
• Any notice or probation periods

We also need your past 3 payslips

If you have an accountant – they will need to confirm income over the last 2 financial years and their opinion of affordability of the rent. If you do not have an accountant – Past 2 years self-assessment tax returns and copies of your last 6 months bank statements.

Your most recent pension statement and copies of your last 6 months bank statements.

We require:
• A copy of your university enrolment letter or student card if issued. If you have a CAS statement, we will also need this to exempt you from council tax.
• Overseas students, we require your proof of student status in the UK, usually through your VISA issued or BRP metric. Likewise any funding or sponsors.

Those who are using benefits such as universal credit to make up their affordability income, we will need proof of your benefit income, through a confirmation letter or most recent benefits statement as well as 3 months of bank statements, so we can match the benefit payments going in for the past 3 months.

Guarantors are required to own a home in the UK (on a mortgage in the UK) to qualify. Guarantors are liable for the whole agreement whether the guarantees are on a single or joint contract. Joint tenants are jointly and severally liable for all the obligations under a tenancy agreement. We advise you seek legal advice before becoming a guarantor on an agreement. Guarantors will need to provide:
Photographic Identification (Passport / Driving License)
Proof of home ownership (most recent mortgage statement)

We may want a reference from your most recent landlord/ letting agency. The reference should contain basic information about your duration of tenancy, how much you pay per month, how you kept the house and whether you were on time with your payment obligations.

We may contact a number of third parties such as but not limited to your current and previous employers or your current landlord or letting agent to gain more information about your employment status as well as how you are as a tenant. You will need to speak with any third party to ensure they are given consent to share your data with us.

Affordability Chart

Our renting criteria for a contract is that each applicant must be able to demonstrate a minimum income after tax of at least 2.5x the monthly rent (exclusive of bills). Please see the chart bellow as an example.

If an applicant is unable to demonstrate that they can reach the affordability criteria set out above, we may wish to ask them to use a financial guarantor to assist them with their application.
